| Meadowlands is a family home and situated in the charming seaside town of Seaton, East Devon where the river Axe flows into the sea. |  |

We are in an elevated position and overlook the Axe Valley and have wonderful views of the estuary and the sea. |
| There are two double guest rooms, Bluebell and Poppy. Both have en-suite bathrooms/shower rooms.
Each room has a TV, Tea and coffee making facilities, and hair dryer. For breakfast we offer a wonderful full English using fresh local produce, together with the usual cereals, fruit juice, toast and jam and fresh fruit. |

We have been refurbishing the house since June 2004 and the work is now complete.
Breakfast is taken in the large wooden conservatory offering wonderful views over the Axe Valley. Adjacent to this is a patio area where, on a beautiful morning, one can sit and enjoy the sunshine. |
 We are a NO SMOKING establishment. |
